Property market

Stamford is a bustling market town on the Lincolnshire, Cambridgeshire and Northamptonshire borders. Its picturesque town centre has beautiful old stone buildings and spires reminiscent of Oxford.

Halfway between London and York on the Great North Road, Stamford became a rich staging post for the wool trade of the 18th and 19th centuries. In 1967, Stamford became the UK’s first conservation area, which protected it from rapid development and modernisation.

With its cobbled streets and over 600 listed buildings, idyllic Stamford has provided the location for period dramas such as Middlemarch and the 2005 film Pride & Prejudice. It is regularly a finalist in The Sunday Times’ Best Place to Live in Britain survey.

Spend a morning exploring Stamford’s cobbled streets and enjoying its charming Georgian architecture and many independent shops, cafes, and pubs.

  • The magnificent Burghley House is within walking distance, and both house and gardens are open to the public.
  • Nearby Grimsthorpe Castle is a historic house, park and garden open in the summer for adults and children to explore.
  • Bourne Woods is a forestry commission maintained woodland, perfect for picnics, walks, bike rides and even horse riding.

Stamford has a good choice of state primary education. Great Casterton Church of England Primary School (Pickworth Road) is rated outstanding by Ofstead. Stamford St Gilberts Primary School (Foundry Road), St Georges Primary School (Kesteven Road) and Malcolm Sargent Primary School (Empingham Road) are a few of the other sought-after primary schools.

The state secondary school in Stamford is Stamford Welland Academy, which caters for girls and boys from 11 to 18. Stamford College offers an alternative to sixth form for young adults aged 16-18.

Many Stamford parents choose to educate their children in the independent sector. Copthill Independent Day School & Nursery (Barnack Road) provides a well-rounded education for children aged 2 to 11. Stamford Schools comprise a junior and nursery school, senior school and sixth form, providing an exceptional education for children aged 2 to 18.

Stamford is close to the A1(M), giving easy access to nearby Cambridge by car. The cities of London and Birmingham are less than a two-hour drive. Luton Airport, with flights to 70 European destinations, can be reached within 1 hour 30 minutes.

Stamford railway station is on the Birmingham to Peterborough line. Though there is no direct train to London, Kings Cross can be reached in around 80 minutes by changing at Peterborough.

Stamford High Street offers plentiful shopping opportunities with several unique, independent gift, beauty and clothing shops and artisan food retailers. Stamford is well supplied by supermarkets, with a Waitrose in the town centre and Sainsbury’s and Morrison’s to the east of the town.

The town is well known for its excellent restaurants and pubs, many of which serve locally produced food and real ales.

Stamford’s architectural landscape showcases exceptional limestone buildings, with over 600 listed structures dotting the streets. The town centre holds Georgian townhouses featuring original sash windows and intricate stonework. Medieval timber-framed buildings stand alongside Victorian terraces, while the outskirts offer 20th-century family homes. Many properties feature the distinctive honey-coloured Lincolnshire limestone that defines the town’s appearance.

The most sought-after addresses lie within the town’s conservation area, particularly around St Martin’s and St Mary’s Street, where Georgian properties command premium prices. The streets near Burghley House offer substantial period homes with generous gardens, while the area around Water Street provides picturesque river views.

Developments: New building maintains strict adherence to local architectural styles. The Cecil Square development introduced sensitively designed homes using traditional limestone. Planned developments remain modest in scale, focusing on small clusters of houses that complement existing streetscapes.

Property prices: Rightmove data indicates Stamford’s position as a premium market within Lincolnshire. Terraced properties averaged £342k over the last year, while semi-detached homes reached £310k. Detached properties, particularly period homes, sold for around £693k, with some Georgian townhouses exceeding £1m. Stamford estate agents can direct you towards the best properties for investment and future prospects.

Rental market: Stamford’s rental sector serves young professionals and families alike. Two & three bedroom properties tend to command prices pf £1,100-£1,50 pcm0. And of course, elegant Georgian townhouses can reach £2,000+ monthly. Letting agents in Stamford Lincolnshire – like our local team – can help you optimise your rental properties to attract the right tenants in this thriving market.
