Wayne is a leading figure in property management across the East Midlands, known for his exceptional work ethic and high standards. As a successful investor, landlord, property converter, and co-founder of Progressive Lets, he has earned a stellar reputation in the regional lettings market.

Wayne’s passion for property started in his teens. By 18, he had already purchased, renovated, and rented his first buy-to-let property. Over the years, he has become an expert in converting properties to maximize their potential, transforming underperforming buildings into profitable assets. He later helped launch a prominent local lettings agency in his early 20s, managing over 450 properties for nearly a decade.

Now in his 40s, Wayne runs Progressive Lets, a fast-growing independent agency in Peterborough. Established in 2012 with Rob Moore and Mark Homer, the agency is UK ALA registered, part of the Property Ombudsman, and a corporate RLA member. Wayne leads a team of ten, managing over 1000 properties across Cambridgeshire, Northamptonshire, and Lincolnshire, with a combined 60 years of lettings experience.

Renowned for his expertise and attention to detail, Wayne excels at identifying lucrative property areas, maximising cash flow, and minimising investment costs. His property conversions help unlock value in even the most overlooked buildings. His practical advice helps landlords reduce voids and setup expenses. Passionate about staying ahead of industry regulations, Wayne builds strong, lasting relationships with clients, offering a straightforward, no-nonsense approach that makes him a trusted name in the property sector.

Steph joined the company six months after its opening in 2013, bringing with her over 20 years of industry experience. She is responsible for overseeing the overall management of the front office and ensuring the smooth operation of daily activities. While her role encompasses a wide range of responsibilities, her primary focus is enabling the lettings team to work together efficiently and effectively. She manages staff, optimises processes and procedures, fosters business growth, and monitors performance to drive team productivity. In addition, Steph plays a key role in coaching, training, and developing the team, while also championing the company’s vision, mission, and values. She is dedicated to nurturing client relationships and enhancing customer service at every opportunity

One of our longest serving staff members, Kieron is an experienced Property Portfolio Manager with a deep understanding of the residential market and legalities surrounding landlords and tenants. Kieron has developed expertise in portfolio optimization, asset management, and the identification of investment opportunities that align with client goals.
Over the course of his career with Progressive Lets Ltd, Kieron has worked with a broad range of clients, helping them achieve long-term financial success through smart property acquisitions and ongoing management. His ability to balance risk and return, while maintaining a strong focus on market trends and financial performance, has earned him a reputation as a reliable, transparent, and results-driven professional.

Kieron’s hands-on approach ensures that every asset within his portfolio is managed effectively to maximize its value. Whether it’s overseeing property maintenance, handling tenant relations, or negotiating leases and contracts, he is committed to maintaining high standards and achieving the best possible outcomes.

Karis is an experienced property manager dedicated to upholding the highest standards of service and satisfaction for property owners and tenants alike. She manages a large portion of our single-let portfolio across a 50-mile radius of Peterborough, bringing a strong background in property management to the role. Known for her proactive approach, excellent communication skills, and keen eye for detail, Karis excels in coordinating maintenance, overseeing tenant relations, and optimising property performance. Her commitment to building positive relationships and maintaining properties to their fullest potential makes her a trusted partner in managing residential properties

Joe is responsible for arranging and booking property viewings, conducting reference checks to qualify prospective tenants, and providing landlords with pre-vetted applications, helping them make informed decisions about their most important assets. He also coordinates tenant move-ins and assists in resolving maintenance issues promptly, ensuring a positive experience for both tenants and landlords. Additionally, Joe manages administrative tasks, including answering phone calls, responding to emails, and handling face-to-face inquiries with professionalism and care.

Ellie is an experienced and dedicated property manager at Progressive Lets, bringing a wealth of knowledge to the team. With her keen attention to detail, she expertly manages a portfolio of rental properties, handling maintenance requests, and ensuring each property is in top condition for new tenants. Known for her professionalism and efficiency, Ellie creates thorough inventories and completes final inspections with precision. She also provides invaluable support with key administrative tasks, making her an essential asset to both landlords and tenants alike

Tom is our full-time Negotiator, responsible for coordinating property viewings, updating the electronic diary, and showing prospective tenants around. He also manages key administrative tasks, including answering phone calls, assisting walk-in customers, and helping to resolve maintenance issues.

With a keen eye for detail and a proactive approach to property management, Zach brings efficiency and dedication to his role as an HMO Manager at Progressive Lets. He is committed to ensuring the smooth operation of each property under his care, from managing tenant relationships to overseeing maintenance and compliance. Known for his responsiveness and solution-oriented mindset, Zach keeps both landlords and tenants informed and satisfied, building trust and maintaining high standards across the portfolio. His experience and professionalism make him an invaluable asset to the Progressive Lets team.

Zoe is responsible for overseeing rent payments, ensuring they are received on time, and managing any arrears or payment issues that may arise. She ensures the property and tenancy comply with all relevant laws and regulations, including organising necessary safety checks, such as gas and electrical inspections, and obtaining any required certifications promptly. Zoe also manages maintenance requests and repairs, working closely with contractors and landlords to guarantee that all issues are resolved quickly and efficiently. She handles every detail with the utmost professionalism and care, ensuring a high standard of service at every step

Angela is a highly dedicated Property Inspector specialising in residential homes. With deep expertise in evaluating property conditions, she is committed to thoroughly documenting and ensuring the safety and quality of homes through regular inspections. Angela provides critical support to property managers and government agencies alike, helping maintain high standards in residential properties.

Renowned for her keen eye for detail and methodical approach, Angela delivers comprehensive evaluations that empower clients to make well-informed decisions regarding their rental properties. Chequi is a dedicated and reliable support team member based in the Philippines, with expertise across a wide range of critical operations. Specialising in managing rent payments and invoices, she ensures that all financial transactions are processed accurately and efficiently. With strong skills in both first and second-line support, Chequi expertly handles rent chasing, troubleshooting, and resolving customer inquiries with professionalism and speed. In addition to her core responsibilities, she is proficient in managing administrative tasks, Spareroom updates, and maintenance work orders, ensuring a seamless workflow and customer satisfaction.

A proud mother of four wonderful children, Chequi balances her dynamic professional role with her personal life, which she often describes as a “walk in the park”—though, in her case, it’s more like a thrilling Jurassic Park adventure!

An avid reader, Chequi enjoys books by Sidney Sheldon, J.R.R. Tolkien, J.K. Rowling, and Danielle Steel. While she loves cooking, she jokingly admits that cooking doesn’t always love her back. When she’s not in the kitchen, she enjoys tidying up and redecorating her home each week.
